Offer Accepted
Once you’ve found your property and made an offer, the seller may accept and the property will be marked “Sold Subject to Contract” (SSTC). This means it is reserved for you while we guide you through the next steps.
Appointing a Solicitor
Every UK property purchase requires a solicitor to manage the legal process (conveyancing). Through our trusted network of solicitors specialising in international clients, we ensure your transaction is handled with expertise and efficiency.
Securing Finance
If you require a mortgage, overseas buyers typically need a larger deposit (often 25–40%). We work closely with leading mortgage brokers who specialise in arranging finance for international buyers and will connect you with the right solution. Cash buyers simply provide proof of funds.
Survey & Valuation
A property survey may be arranged to confirm condition and market value, giving you peace of mind before proceeding.
Exchange of Contracts
When all checks are complete, your solicitor will exchange contracts with the seller’s solicitor. At this stage, you pay a deposit (normally 10% of the purchase price). From this point, the agreement becomes legally binding.
Completion
On the agreed completion date, the balance is transferred, ownership is finalised, and the keys are handed to you. This is the moment you become the legal owner of your UK property.
After Completion
Your solicitor will register your ownership with the UK Land Registry. At this stage, you may also be liable for Stamp Duty Land Tax (SDLT). Use our to see the amount payable in advance.
